1_SCHEMATIC DESIGN
-EME Partners will go to the building department and verify current setbacks, height limitations, etc. as necessary.
-EME Partners will measure your existing home.
EME Partners will prepare a drawing at ¼"=1’-0 scale, a base plan, of your existing house floor plan and will also prepare a site / plot plan at 1/8"= 1’-0.
EME Partners will work with you to further verify your needs and wants and from this information we will prepare conceptual design / floor plan studies, etc. wall and building sections.
Once you are satisfied with the basic concept, we will have you acknowledge approval of the conceptual design. These preliminary plans will be sent to the Structural Engineer upon completion of the Schematic Design.
B) Design Development:
Next we will draw the floor plans and exteriors in a harder line at ¼"=1’-0 scale.
We will elaborate upon and finalize the floor plans and all the drawings listed on the first page of the proposal titled ‘List of drawings required’.
We will design the exteriors and draw the exterior elevations.
We will continue to coordinate with the Structural Engineer and begin submittals and coordination with the owners' consultants.
(For example Electrical, HVAC, Title 24 and Landscaping.)
During this phase we will finalize the Interior Elevations, Architectural Details, Wall and Building Sections, all Schedule, Electrical, Mechanical, Outline Specifications etc.
When you are satisfied with the overall basic design, we will again ask you to approve the finalized plans and exteriors.
This is the completion of the Design Development Stage.
C) City Building Permit Expediting:
1. We will prepare drawings from which we can obtain required Building Department Approvals.
We will coordinate the work of the Structural Engineer and we will obtain the Title 24 energy calculations as required.
The structural engineer and the client will contract directly for the structural engineer work. Costs of the structural engineer work are not included in our proposals.
EME Partners will co-ordinate the design work with the structural engineer and the structural work with the review agencies. The costs of the energy consultant / calcs are NOT included in our proposals.
2. We will file the plans with the Department of Building and Safety. Filing and permit fees are paid by the owner directly to the City Building Department that covers the part of the city where the design project occurs (the client's house or other property).
3.After the City reviews the plans, etc., EME Partners picks up a list of plan check comments, notes, corrections, etc.
Since the plan checkers are structural engineers, about half the items pertain to the structural work.
EME Partners and Structural Engineer respond by adding, making changes, or negotiating the plan check review items.
The permit cost is paid by the owner / client to the city Building Department when the General Contractor picks up the permit. It is the Contractor and not EME Partners who ultimately picks up the building permit from the City Office.
D) Construction Documents:
1. While the plans are at the Building Department we will finalize all the drawings and specifications as outlined above and prepare a set of contract documents that can be put out to bid.
2. While the plans are at the Building Department we will proceed to finalize any specific cabinetry design, electrical power, lighting layout, finish schedules, architectural details, and specifications.
3. We bill for final design services upon obtaining the Approvals.
